Caulk is the cheapest line of defense against water damage in a house — and it’s the first thing that fails. Mildewed bathroom caulk, cracked window perimeter, gaps at exterior penetrations — all of it is fixable in an afternoon. The parts that aren’t fixed turn into much bigger problems: mold behind tile, rot in the window framing, water intrusion at the foundation. In South Florida, moisture finds every gap.

- Strip old caulk completely — new caulk over old caulk fails fast
- Clean and dry the substrate before applying anything
- Mildew-resistant silicone for wet areas (tubs, showers, sinks)
- Polyurethane or paintable acrylic caulk for exterior applications where movement and paint adhesion matter
- Tooled to a clean, smooth line that doesn’t look like it was done with a finger
